Hunky-Dory

Week 43 | October 2026

David Bowie’s song 'Changes' is a defiant artistic manifesto about the necessity of personal reinvention, the inevitability of growing up, and facing an unpredictable future.

Speaking with other agents across the country, there's clear sentiment that our property market is experiencing conditions simultaneously like no one has seen in the last twenty or so years.

In recent weeks I've heard stories of frustrated agents patronising noncommittal buyers; an interesting strategy at a time when buyers should be your best friends. I’ve always had a buyer centric approach and invested significantly in helping buyers achieve their goals.

We've also heard accounts of agents gloating a multitude of successes, whilst simultaneously behind the scenes there have been multiple failed campaigns with properties withdrawn and vendors left very frustrated and out of pocket.

There have also been record sales in record timing.

'Unpredictability' definitely seems to be a strong and continuing theme.

Admittedly, the market isn't easy to navigate at this point in time, however, selecting the right agent and agency can make all the difference. We intentionally run a lean portfolio: low volume, high service.

We do that to ensure your profit, not ours.

The more I reread the 'Changes' lyrics the more I concede that it reflects our current property market sentiment. It may be more about adaptation than reinvention as far as the agents are concerned.

And for the sellers, it may limit the unpredictability factor if you speak with us before you make your next move. We have some tools that nobody else on the Lower North Shore can offer.

If you'd like to discuss your property plans, even if it's ahead of schedule, let's make a time for a confidential discussion today.

In the meantime, take a look at our McGrath Spring/26 Report for Sydney Residential property here.

Sydney property headlines have been talking about a slower market for a while now. But look a little closer and there’s a more interesting story emerging. It’s definitely not all Hunky-Dory.

Ah, changes are taking

The pace I'm goin' through”
